So, you have a house, a problem, and you’re looking for a solution. While the internet provides a flood of suggestions—from architects to builders, butchers, bakers or indeed candlestick makers—the guidance is often generic. You may find yourself trying to piece together different bits of advice, but home development is not like cooking, where a small misstep might just mean ordering takeout. Initial Design Consultation
We offer an initial design consultation service, for £350 where we will collaborate with you to explore the potential of your property and how it can support the lifestyle you desire.
What to expect
n 99% of architectural projects, we work within three key constraints:
Legislative
Understanding the legal framework for your project is crucial. This includes local authority regulations and any covenants detailed in the property's title deeds.
Physical
We assess the dimensions and limitations of your property, including size and scale, to determine what is feasible.
Financial
Budget constraints are common, but they don’t have to be a showstopper. We can explore options like reusing existing features of the property and breaking the project into manageable phases.
Your vision
We want to understand your aspirations for the property. This ‘end goal’ will guide our planning as we work backwards to develop a strategy that aligns with your needs.
Opportunities
Every property has unique opportunities, such as the potential for solar, wind, or rainwater harvesting. We will consider how any existing structures can be repurposed to suit your requirements. Our approach is to present all possibilities and make informed decisions together, rather than dismissing ideas prematurely.
Consultation fee
As this work involves the expertise of our team, we do require a consultation fee. However, should our initial ideas resonate with you, we offer a 50% refund of this fee applied to the next stage of your project, which may include detailed design, planning permissions, and tendering processes.
What you will get
As part of our Initial design consultation, you will receive the following:

An initial briefing document will be sent to you prior to the meeting. This document allows you to provide key details about your property and your project goals, helping us make the most of our consultation time.

A 50% discount on our Measuring guide, should you need to survey your own house.

A 45-Minute online meeting with an architect will follow, during which we will expand on your ideas and explore how they can be effectively integrated with the potential of your site. We will discuss strategies to align your vision with the practicalities of your property.
Within a few days after the consultation, you will receive:

A written brief summarising your project’s objectives and key points from our discussion.

A site appraisal that highlights opportunities for achieving your goals, as well as any potential challenges or limitations of the site.

Initial sketch ideas that offer visual interpretations of how your design concepts might take shape.

High-level cost estimates, typically based on square meter pricing, along with initial research into specific items such as solar panels or other relevant features.

A Robust implementation plan, outlining the steps necessary to move the project forward. Whether you choose to continue working with us or pass this on to another professional, you will have a clear roadmap to guide the next phases of your project.

A final 30 minute online meeting to go through our findings, the ideas, design and next steps.
